OUR PLANNED COMMUNITY
MidPen proposes to build a new affordable community in downtown Sunnyvale at 295 South Mathilda. This 100% affordable community is located within an 11-minute walk from the Sunnyvale Caltrain Station and emphasizes transit-oriented living. Additionally, residents will have access to on-site property management, resident services as well as amenities such as a landscaped courtyard and children’s play area. Sustainability is a key feature, with solar photovoltaics and all-electric systems integrated into the design.
The original concept for this community was a 120-140 unit residential building constructed on 6-7 floors. On July 18, 2024, MidPen hosted a community open house event on the site to solicit early feedback and share this preliminary concept. The images shared at that meeting can be viewed at:

The current design has been refined to be a 6-story building with 122 units, including a range of one- two- and three-bedroom units. (Preliminary renderings are being updated and will be added when available.)
Sunnyvale Downtown Specific Plan
295 South Mathilda is located within the West of Mathilda District of the Sunnyvale’s Downtown Specific Plan area, adjacent to the Downtown Commercial Core. Located on Block 16, the Downtown Specific Plan (DSP) calls for very high-density residential uses on this site to complement the Commercial Core and serve as a transition to the lower density residential neighborhood to the west.
Sunnyvale’s Downtown Specific Plan has a land use goal to establish Downtown as a cultural, retail, economic, and entertainment hub, with opportunities for employment, housing, and transportation. This includes supporting a diverse housing stock with below-market-rate housing of various sizes. Amongst other goals, the DSP also encourages pedestrian oriented street design and support for alternate methods of transportation.
